Milene Patrial
Architect and interior designer with more than twenty years of commercial and residential projects, from luxury showrooms to family villas. Today the studio focuses on one thing: interiors for investment properties across the UAE.
Her approach is practical before it is pretty. Every decision is measured against the guest who will book it, the cleaner who will turn it over, and the owner who will read the monthly statement. The result is interiors that look composed in photographs and hold up on the fiftieth check-in.

What investors ask first.
How much does furnishing cost?
Turnkey furnishing starts from AED 20K for studios, AED 30K for one-bedroom apartments and AED 50K for two-bedroom apartments. Villas and larger properties are quoted individually. Starting prices are indicative; the final figure depends on size, scope, furniture specification, joinery, accessories and installation requirements, and is confirmed in writing before anything is ordered.
How long does the process take?
Typically two to six weeks from signed concept to photographed, listing-ready apartment, depending on scope, supplier availability and property requirements. The installation itself usually takes two to three days.
I live outside the UAE. Can you manage everything?
Yes. Most clients are overseas owners. Milene is your single point of contact from design to handover: approvals happen over email and video call, purchases on your behalf are documented, and the final walk-through can be done with your holiday-home operator or by video.
Do you work with Airbnb and holiday-home properties?
Yes. Short-term rental and holiday-home furnishing is the specialist focus of the studio. Interiors are designed for how the apartment photographs, how guests experience it and how it holds up to frequent turnovers, alongside the design quality expected of a residential project.
Do you work with off-plan properties?
Yes. Design starts from the developer drawings, procurement is timed to the expected handover, and installation is scheduled for the week you receive the keys. If the developer's date moves, stock is held until it is confirmed.
Do you provide photography?
Yes. Professional listing photography is part of every package, so the apartment is handed over ready to go live.
Can you work with my holiday-home operator?
Yes, and it helps. Operator requirements for linen, kitchen inventory, safety equipment and DTCM compliance are built into the checklist, so the unit passes inspection and the first cleaning team knows where everything lives.
Do you take on private homes and commercial spaces?
Selectively. The studio's focus is short-term rentals, but residential and commercial projects that fit the calendar are welcome. Ask on the call.
